Proposed alteration and addition to an existing apartment in Elizabeth Bay, Sydney.

It was obvious to our clients when purchasing the apartment in a listed 1920’s building, that the floor plan did not suit modern living. The kitchen was separated from the dining area in the living room, the original sunroom was used as a bedroom and the bathroom and wardrobes were accessible only from the living room. This layout limited the purchase price, but provided a potential development opportunity.

The challenge given by the client was to connect all social spaces with each other, to open up the apartment to the garden views in the back, provide a private separate bedroom and en-suit wardrobe area.

Our solution was to design a central utility block cut into the existing structure, comprising of the kitchen, laundry, bathroom and wardrobe. This very tight arrangement of all serving functions allowed us to provide a small separate bedroom as well as an open plan living-dining area and includes the sun room with its beautiful views as an additional part of the living room.

All interventions were designed very carefully in relationship to the beautiful old features and finished of the listed apartment.
The approved Development Application increased the value of the property substantially and it was promptly sold.
